Kafeni’o (=traditional coffee house), built with stones circa 1700, was named after its original use. It has been converted into a spacious tiled-roof house, divided into three levels. The vast space and the imposing style of its main salla (containing a central arch and two pataro’s used for sleeping) have made it one of the most admired houses of Koskinou. Most of its internal structures are made of hand crafted wood.
Wherever possible, traditional material and ways of building were used; an exception to that are its modern electric wiring, kitchen and bathroom water connections, and sewage.
Kitchen: Has a wooden beamed ceiling and a floor covered with traditional Lardos stones. Located on the ground floor.
1st bathroom: Basin, shower, WC. Located on the ground floor.
2nd bathroom: Spacious; basin, bathtub, WC. Located on the first floor.
Main salla: Offers a captivating example of the traditional architecture of Koskinou: a floor exhibiting a fine artistic decoration of kohla’ki (= black-and-white pebbles), a central arch, a 4.50 meters (14 feet) high wooden beamed ceiling, two pataro’s (= wooden traditional Koskinou platform bed), and a fire place. A second fire place, especially designed for making greek coffee, can still be used as such.
Has a ground floor area of 80 square meters, plus an upper level of 20 square meters. It is a cool room, with plenty of natural daylight.
Although originally built circa 1700, an inscription shows that its floor was actually decorated with kohla’ki as late as 1903. It was only around that time that some house owners of the village could afford to cover their sandy floors with little stones that were gathered from the beaches of the island.
Its ground level is used as a spacious living room and as a dining room.
Its upper level consists of two pataro’s, sleeping two persons each. They are placed on either side of a wooden corridor, accessed from the first floor of the house.
1st bedroom: Located on the first floor. One double bed. Its windows are a source of radiant natural daylight, also allowing a cooling breeze to flow discreetly through the room. Its floor has been covered utilizing the same wood that ships’ decks were once made of; the wood used was taken from a demolished ship built in the late 19th century.
2nd & 3rd bedrooms: Located on the second floor. An inspiring area of 80 square meters, covered with an attic-style wooden ceiling. It can easily be converted into three bedrooms/offices by its new residents according to their needs. Windows are found on all walls, allowing natural daylight and a cooling breeze to flow freely through the room. Its floor has been covered utilizing the same wood that ships’ decks were once made of; the wood used was taken from a demolished ship built in the late 19th century.
Terrace: Located on the second floor. Covering an area of 25 square meters, it offers a panoramic view of both the village and of its surroundings. A popular vintage point for memorable sunrises and sunsets, it is also an excellent place for sunbathing.
Unique opportunity to extend the property:
A piece of land of 92 square meters, adjacent to the northern side (kitchen) of the Kafenio is also available for sale. It offers much potential to the owner of Kafenio. It can be used for a swimming pool, or a garden, or a courtyard, or for building an extra house, or for a combination of all these. Water and drainage are already available.
